What is NRAS?

The National Rental Affordability Scheme (NRAS) has created a new class of Tax Effective Residential Property Investments. In 2008 the Federal Government introduced NRAS to help ease Australia`s chronic housing shortage. NRAS is a long term commitment by the Australian Government.

The NRAS Scheme offers tax free cash payments (currently $9,140) indexed annually for ten (10) years ( expect $120,000 over 10 years) to property investors who rent new NRAS Accredited dwellings to eligible tenants at 20 per cent below market rates.

Eligible tenants are ordinary Australian individuals and families with incomes ranging from $42,386 to $125,960. NRAS is not a social housing initiative.

How can NRAS work for me?

For a lot of would be property investors, negative gearing is a great theory, but an uncomfortable reality. NRAS can turn an otherwise negative cash flow property into a positive cash flow property.

Example NRAS investor benefits**

1 Year 10 years
Tax Saving/Refund 9,819 98,193
Tax free NRAS Cash 9,597 120,710
Total Tax plus NRAS $19,416 $218,903

** Example assumes property purchase price $350,000, loan amount $350,000, interest rate 7.4%, tax rate 38.5%.
